Grading and Utility Work Underway

Verdin Development continues! With much of the grading for the community completed, the next stage of development consists of putting in infrastructure.  Permits have recently been approved by the city of Phoenix to allow APS to start installing power to individual lot sites.  Sewer, water lines, and internet connectivity will follow.

While driving by it may not look a lot of progress Is being made, installing infrastructure to 1400 + lots is a major undertaking with little surface changes to show for it.

Once these underground utilities are installed, the community can be paved, sidewalks put in, and will start to resemble a neighborhood.

The first 400 or so lots have been approved and parceled out. These lots range in size from 3,000 sq ft up to as large as 21,000 sq ft on one unique lot.  As a reminder, there are many different series of homes assigned to various lot sizes, but lot sizes will be (minimum): 3,000 Ft², 5,000 Ft², 7,000 Ft², 9,000 Ft² & 14,000 Ft².

There is no exact timeline for homes becoming available yet, and final floorplans are not yet available. Please reach out with any questions and additional details.

Clearing of Land and Initial Grading to Begin

September 13, 2023 – Permits are officially approved by the City of Phoenix to start clearing the land for the future Verdin Community.  As a part of the preservation process, 634 trees and 42 cacti while remain in place while 265 trees and 266 Cacti will be relocated for use throughout the community.
